These days, all we seem to read in the press, is how the new breed of online estate agent take an upfront fee and do not deliver on service.
This seems to be changing, whether it be general market conditions or the fact that the pay in advance model is generally losing its appeal, most online/hybrid agents now offer a pay on completion package. However, these can be expensive and could end up costing more than selling with a traditional high street agent. We have compared the prices of the leading online/hybrid agents and found them to be upwards of £995 inc vat.
A few of the larger online/hybrid agents who don’t have a ‘no sale no fee’ option use an alternative ‘pay later’ product, this usually involves a credit agreement with a third-party supplier and is dependant on the seller passing a credit check. The fee is chargeable even if the property hasn’t sold, the property has been on the market for 10 months or if a seller wants to withdraw their property.
At Griffin Residential we don’t think the pay later options need to be so expensive or even chargeable if the property fails to sell and as such, we have come up with two very competitive no sale no fee packages.
The Gold+ package is only £395 inc vat and is a Do It Yourself offering. This means that that you are responsible for the photos, description and floor plan etc. If you are only a little bit tech savvy this package represents extremely good value and there is no upfront payment required.
The Platinum+ package is only £495 inc vat and is much more like a traditional high street service. The property photos, description and floor plan are provided along with a For Sale board if required.
With both packages the seller is required to organise and conduct the viewings, but we feel this is a small price to pay for such a saving. All viewings are booked via the online messaging system with the seller being notified of all enquires by email and SMS alert.
Our pay on completion packages do require the seller to use our very competitive conveyancing service. Prior to sign up, a quote can be provided so there are no nasty hidden costs at a later date. A further advantage of using the Pay on Completion/ Conveyancing service is that it includes full sales progression through to completion which not only helps the sales process but represents a further £125.00 saving (if purchased separately as an add-on).
All properties are advertised on Rightmove, Zoopla and Prime Location along with 100’s of other property portals and are valid for up to 12 months. Both packages can be used in a multi-agency format with no contractual tie ins and best of all there is nothing to pay until your property sale completes.
